Bigger roofs, more intersections
The thing that makes Keller roofs expensive is not usually the size of the shingle order. It is the number of places where one roof plane meets another.
A large custom home may have eight or ten distinct roof planes, multiple dormers, two or three chimneys, a handful of skylights and a low-slope section over a rear porch. Every one of those intersections is a valley or a flashing detail, and valleys and flashings are where roofs leak.
The shingle is the cheap part. The labour and the craft are in the transitions, and they are exactly what a quote produced from satellite imagery and a square-footage figure fails to capture. We measure these houses on site.
Where steep meets low-slope
A detail that comes up often on Keller properties: a steeply pitched main roof running down to a nearly flat section over a porch, patio or addition.
These are two different roofing systems, and asphalt shingles do not work below a certain pitch — water moves too slowly and wind drives it back up under the courses. The low-slope section needs an appropriate membrane, and the junction between the two systems needs detailing properly.
We see failures at exactly this junction more than almost anywhere else on a large home, nearly always because someone continued the shingles further down the slope than the manufacturer permits.
HOA approval, handled up front
Keller's communities are generally specific about roofing. Approved product lines, approved colour ranges, sometimes a physical sample required with the submission.
We treat this as part of the estimate rather than as your problem. You get the specification and colour documented in the format your board expects, prepared before we schedule anything.
Material choices worth the conversation
On a home where the roof is a substantial part of what you see from the street, the material choice matters more than it does on a simple hip roof largely hidden behind trees.
Designer shingle ranges give the dimensionality of slate or shake at a fraction of the weight, and typically carry stronger wind and warranty ratings.
