When replacement is the right call

Not every tired-looking roof needs replacing. These are the signs that usually mean it does:

  • Granules in the gutters. Shingles shed their protective surface as they age. Once it is washing off in quantity, the mat underneath is exposed.
  • Curling or cupping shingles. Edges lifting or the centre bowing means the shingle has lost its flexibility and no longer seals.
  • Widespread hail bruising. Isolated hits can be repaired. Damage across every slope generally cannot.
  • The roof is at its rated age. A standard three-tab roof in this climate is doing well to reach twenty years. Heat here ages roofs faster than the rating assumes.
  • Repeat repairs in the same season. When you are fixing a different leak every few months, you are paying for a replacement in instalments.

Materials we install

Architectural asphalt shingles. The default for most DFW homes — dimensional, wind-rated, and available in a wide colour range. Good value and a proven performer in this climate.

Class 4 impact-resistant shingles. Tested against two-inch hail. Given how routine hail is here, and given that most Texas carriers discount premiums for Class 4, this is the upgrade we recommend most often.

Metal roofing. Long service life, excellent wind performance, and reflective — which matters through a Texas August. Higher upfront cost, considerably longer life. See the advantages of a metal roof for a fuller comparison.

Ventilation is part of the job

A roof is a system, not a surface. If the attic cannot breathe, summer heat cooks the shingles from underneath and shortens their life regardless of what you paid for them — and in winter, trapped moisture condenses on the deck.

Every replacement we quote includes an assessment of intake and exhaust ventilation. If the existing setup is inadequate, we tell you and price the correction. It is a small part of the cost and it protects the rest of the investment.

What happens to your property

Tear-off is messy work and we plan around that. We tarp landscaping and cover the areas below the work, keep debris contained rather than letting it fall where it lands, and run a magnet sweep across the drive, lawn and beds before we leave. Nails in tyres are the most common complaint homeowners have about roofers, and it is entirely avoidable.

Replacing a roof is also a sensible moment to deal with anything else on the exterior — gutters and siding are far easier and cheaper to address while access equipment is already on site.

How a roof replacement job runs

  1. Inspection and measurement

    We assess the existing roof, deck condition, ventilation and penetrations, then measure precisely.

  2. Material selection

    You see real samples. We explain the trade-offs between standard architectural and Class 4 impact-resistant shingles.

  3. Written proposal

    Line-itemed scope, materials by name, warranty terms in writing. Insurance paperwork handled if applicable.

  4. Tear-off and deck repair

    Everything comes off. Any soft or rotten decking is replaced before new material goes down.

  5. Installation

    Underlayment, ice-and-water shield at vulnerable areas, starter course, shingles, ridge venting, new flashing throughout.

  6. Cleanup and registration

    Magnet sweep of the whole property, final walkthrough, and we register your manufacturer warranty for you.

Frequently asked questions

How long does a roof replacement take?
Most single-family homes in the DFW area are torn off and re-roofed in one day. Larger or steeper roofs, or homes with complex rooflines and multiple penetrations, can run into a second day. Weather is the main variable — we will not start a tear-off if we cannot dry it in.
Are Class 4 impact-resistant shingles worth the extra cost?
In North Texas, usually yes. Class 4 shingles are tested against two-inch hailstones, and most Texas insurers offer a premium discount for them. Between the discount and the reduced chance of needing another replacement after the next hail event, the upgrade often pays for itself. We will price both options so you can decide.
Do you replace the decking too?
Only where it needs it. We cannot see the deck until the old roof is off, so our proposal states a per-sheet price for any decking that turns out to be soft or rotten. You are shown the damaged sheets before they are replaced — nothing gets added to your bill without you seeing it.
What warranty comes with a new roof?
Two separate things: the manufacturer's warranty on the materials, and our workmanship warranty on the installation. Because we are Select ShingleMasters, we can offer CertainTeed's extended warranty coverage, which most contractors are not certified to provide. We go through the exact terms with you before you sign.
Will my insurance pay for a new roof?
If the roof failed because of a covered event such as hail or wind, often yes. If it simply wore out, that is maintenance and not covered. We inspect free and tell you honestly which one you are looking at, and we handle the documentation if there is a claim to make.
