When to book an inspection
After any hail or high-wind event. Damage is frequently invisible from the ground, and reporting windows on insurance policies are not indefinite.
Before you buy or sell. A buyer wants to know what they are inheriting; a seller who can produce a clean roof report removes an obvious negotiating lever.
Annually, as maintenance. Small defects are cheap. The same defect discovered two years later, after it has been letting water into the decking, is not.
When you see anything from inside. A ceiling stain, a damp patch on an attic rafter, or daylight visible through the roof deck all warrant an inspection now rather than at the weekend.
Before adding anything to the roof. Solar panels in particular — see preparing your roof for solar panels, because retrofitting a roof under an existing array is expensive.
What we are looking for
Roof failures are rarely dramatic. They are almost always one of a short list of unremarkable things:
- Granule loss exposing the asphalt mat to UV
- Broken seal strips leaving shingles loose to the wind
- Perished rubber pipe boots — a very common leak source and a cheap fix
- Flashing that has separated at a chimney, wall or skylight
- Blocked or misaligned gutters pushing water back under the roof edge
- Inadequate attic ventilation cooking the shingles from below
- Soft decking, which tells you water has been getting in for some time
What you get afterwards
A written report with photographs, an explanation of what is causing each issue, and a clear separation between what needs attention now and what can reasonably wait. If there is nothing wrong, we will tell you that too.
If the inspection turns up storm damage, we will say whether we think it is claimable and can handle the insurance documentation. If it is ordinary wear, we will quote a repair or, where it is genuinely warranted, a replacement.
