Roofing an Arlington home
Arlington's housing stock spans roughly seventy years, and the roof on a 1968 ranch off Park Row has almost nothing in common with the roof on a 2019 build in Viridian beyond both being asphalt.
On the older central and eastern neighbourhoods we are usually dealing with roofs that have been through several cycles of repair, sometimes a second layer laid over the first, and attic ventilation that was adequate to the standards of the time and is not now. Getting the airflow right during a replacement frequently does more for the life of the new roof than upgrading the shingle.
The 1980s and 1990s subdivisions across south and west Arlington are a different job. These are largely original roofs or first replacements, on simple gable and hip layouts, and they tend to reach end of life as a whole street at once. If three houses on your block are re-roofing, yours is worth a look.
Newer construction to the north is mostly builder-grade material installed to a price. It performs adequately until the first serious hail event, at which point the difference between standard and Class 4 shingles becomes very concrete.
What Arlington storms do
Spring storm tracks across Tarrant County put Arlington in the path most years. The damage pattern we see most is not dramatic — it is granule loss across the south and west slopes, broken seal strips along ridge lines, and dented soft metals at vents and gutter aprons.
None of that is visible from your driveway, which is why so much Arlington hail damage goes unclaimed until the roof starts leaking two years later and the reporting window has closed.
Why local matters for a warranty
A manufacturer warranty is only worth what the installing contractor is worth in five years' time. After every major hail event, out-of-state crews work Arlington neighbourhoods hard and are gone by the following season.
