Systems we install and service

TPO and single-ply membrane. The common choice for low-slope commercial roofs. Reflective, which matters for cooling load through a DFW summer, and mechanically fastened or fully adhered depending on the deck and exposure.

Modified bitumen. Multi-ply, tough, and well suited to roofs that see regular foot traffic for plant maintenance.

Built-up roofing. The traditional layered system. Still a sound choice on the right building, and often what we are repairing or recovering rather than installing new.

Elastomeric coatings. Where the existing membrane is sound, a coating restores the surface, adds reflectivity and extends life without a tear-off. Only appropriate where there is no trapped moisture.

How commercial roofs actually fail

Rarely all at once. Low-slope roofs fail at specific, predictable points:

  • Seams and laps, as adhesives and welds age
  • Flashings at parapets, curbs and penetrations
  • Drains and scuppers that block, leaving standing water — ponding is the single most destructive condition on a flat roof
  • Mechanical damage from HVAC servicing, which is a frequent and entirely avoidable cause
  • Trapped moisture in the insulation, which spreads well beyond the original entry point and is invisible from the surface

Catching these at inspection is inexpensive. Discovering them when the ceiling tiles in your office start staining is not.

Why maintenance beats replacement

A scheduled maintenance programme — twice-yearly inspection, drain clearance, seam and flashing repair as needed — routinely doubles the service life of a commercial roof. The arithmetic is not close: minor annual expenditure against a capital replacement years earlier than necessary.

Storm damage on commercial buildings

Hail damages single-ply membrane in ways that are hard to see and easy for an adjuster to dispute. Commercial claims also carry more complex scopes, code upgrade requirements and larger sums.

    Repair, recover, coat or replace — with realistic remaining-life figures for each.

  3. Scheduling around the business

  4. Installation

    Manufacturer-specification install with site safety and containment appropriate to an occupied building.

  5. Handover and maintenance plan

    Documentation, warranty registration and a scheduled inspection programme.

What commercial roofing systems do you work with?
TPO and other single-ply membranes, modified bitumen, built-up roofing, and elastomeric coating systems. Metal is an option on some low-slope and transitional structures. Which is appropriate depends on the deck, the drainage, what is currently there and how long you intend to hold the building.
Can you work without shutting our business down?
In nearly all cases, yes. We phase the work by section, agree access and noise windows in advance, and can work outside business hours where that is what the operation requires. The scheduling gets planned before we start rather than negotiated as we go.
Is a coating a genuine alternative to replacement?
Sometimes, and it can be a good one. If the membrane is fundamentally sound and there is no trapped moisture in the assembly, a coating system extends service life at a fraction of the cost of a tear-off. If moisture is already in the insulation, coating it seals the problem in. The moisture survey tells us which situation you have.
How often should a commercial roof be inspected?
Twice a year is the standard recommendation, plus after any major storm. Low-slope roofs fail at seams, flashings and drains — all of which are cheap to correct early and expensive once water has entered the insulation and spread laterally.
Do you handle commercial insurance claims?
Yes. The documentation standard is higher on commercial work and the scopes are more complex, but the approach is the same: thorough evidence, meet the adjuster on the roof, and review the settlement scope against what the job actually needs.
